Dryer and Fireplace Cleaning Required

Important Fire Prevention Notice

Two important safety and maintenance issues in condominium communities are annual cleaning of each unit’s dryer exhaust vent by a certified company. For units with a fireplace, an annual chimney cleaning by a certified service company is also required. The following are excerpts of articles from the US Consumer Products Safety Commission and the Chimney Safety Institute of America, which will most certainly make everyone stop and think.

  • Lack of maintenance is the leading cause of dryer fires in the United States.
  • If a gas clothes dryer is improperly vented and not cleaned, deadly carbon monoxide can be forced back into a home.
  • Optimal airflow is critical to help prevent the dryer from overheating potentially causing a fire.
  • Periodic maintenance in turn saves you money by extending the life of your dryer and saving you money by using less gas to dry your clothes.
  • The latest Statistics show each year there are an estimated 13,000 dryer fires in the U.S. Failure to clean the lint screen and vents are the leading cause. Always clean your lint screen before you dry a load of clothes.

Some residents have been notified their dryer vents were visibly clogged with lint and needed an immediate cleaning. Accordingly, October will be the official annual month for all Timberline owners to have their unit dryer vents and fireplace chimneys cleaned.

 This necessary maintenance will help to ensure the safety of all community residents and comply with the homeowner association insurance requirements. Thank you for your anticipated cooperation. All unit owners are to submit a copy of their receipts of service performed no later than November 15, 2023.  The Board of Managers has requested that a fine $100 per month ($25 weekly) be added to your monthly common charges should proof of cleaning not be received by November 15, 2023. The safety of the community depends on everyone doing their part. Timberline Board of Managers are committed to protecting, maintaining, and enhancing your investment in the community.

Timberline Update

The Board of Managers wants to thank everyone that came out to the Annual Meeting, showed their support and expressed feedback which in turn will make Timberline a safer, cleaner community, keeping our property values high and keeping our community the best in the Hamlets. With that being said, it has come to the board’s attention that some of the house rules and by-laws are not being followed by some homeowners. 

Parking should be in garages and parking spaces only, no overnight parking in driveways or aprons. Reminder outdoor parking spaces are not for long-term parking.

Garbage can be put out the night before pickup day and must be put in a garbage can with a lid. Now that warmer weather is coming, garbage will attract rodents and animals and we don’t want ripped open garbage bags all over the community.

Dog waste must be picked up and discarded in your garbage and not left in your driveway or put in someone else’s’ garbage can. It is your pet, discard dog waste in your own garbage can. 

Have consideration for your neighbors and the kids that play on the grassy areas of Timberline and pick up after your dog.

The Board of Managers is asking everyone to please be considerate and follow the rules of the community.  Assessing fines for infractions is not the choice of the Board of Managers but will be applied on a case by case basis if these infractions continue.
